This highly visible role will report to the Director of Operations and be involved in multiple projects at various stages simultaneously while managing the business development function and strategies of S.C. Swiderski, LLC. to ensure support for the Construction and Leasing staff and the company’s short and long term revenue growth and profitability.   Because this position is cross-functional, the ability to effectively communicate and interact with people on all levels is critical.  Responsibilities of this position include:

  • Analyzing the real estate market to identify investment opportunities, recommending the acquisition and disposition of real estate properties ensuring adherence to company objectives.
  • Research key markets to ascertain funding, mitigate potential risks including political, economic, socio-cultural, competition and technological factors.
  • Seek out opportunities and project feasibility as well as identifying complex project risks in coordination with the architectural staff and engineering firm.
  • Provide technical review with local jurisdictions on land development plans to include land usage, roadway and utility planning as well as proper permitting. 
  • Preparing and negotiating contracts, leases, deeds, mortgages and other real property legal documents on behalf of the company in terms of new project development.
  • Manages the market research and development for the company’s operating plan in terms of market balance, diversification, demographics, trends and contract types.
  • Implements, coordinates and executes the business development strategy with regard to new business development across the organization.
  • Facilitate the hand-off from the acquisition pipeline to the construction department.
  • Develops and maintains relationships with internal and external clients i.e. engineering firms, cities, counties, municipalities, etc.
  • Acts as a liaison between the CEO, Director of Operations and the Construction and Leasing Departments with regard to business development objectives.
  • Actively participates in designated industry association and trade groups.
  • Stays abreast of trends and changes in the market and shares learnings across the organization.
  • Ensure project data integrity and accurate documentation both internally and externally.
  • Performs other related duties as assigned or directed.

Ideal candidates will possess at a minimum, a Bachelors Degree in either Business Administration, Engineering, Architecture, Construction Management or a similar discipline along with at least 5+ years in the construction industry.  The ability to understand construction documentation including details, contracts, project management and business development at a high level is required.  Excellent verbal and written communication skills are essential along with the ability to be self-motivated and to execute above average analytical skills while being detail oriented and results focused in a proactive and rapidly-growing, progressive organization.  Possessing the ability to synthesize, integrate information and create logical scenarios to facilitate management decisions is critical.  Preferred consideration may be given to candidates who have at least 10+ years of experience, the ability to obtain licensing(engineering and/or real estate) in multiple states if necessary, exposure to many different building and landscaping types including residential and commercial along with a Masters Degree in Urban Design and Economics.

I. Marketing, Communications and Public Relations

  • Oversign of measuring the succes of the marketing program to enhance the organization's image and position within the marketplace to include marketing materials, relations, client acquisitions, etc. and monitor trends and amke adjustments as necessary.
  • Ensure articulation of company's desired image and position and assure consistent communication of that image throughout the organization and to external constituencies.

This position will be involved in and oversee the activities of the division’s daily accounting functions(General Ledger, Tax Planning and Budget Forecasting) along with the accurate and timely communication of financial management reports including month and year-end closings, monitoring and driving profitability improvement initiatives, continuous process improvement and revenue management along with extensive costing analysis. The Controller has three direct reports and will oversee payroll, fixed assets, accounts receivable and accounts payable as well as providing direction, support and mentoring to those employees.

Ideal candidates should have a vast history of accounting knowledge with at least 10 years of experience to include progressively more discipline and an emphasis on financial analysis and interpretation complemented by a Bachelor’s Degree and CPA certification or a Master’s Degree. Incumbent must possess high-level management experience, excellent organizational skills, strong attention to detail, be self-motivated, execute good time management skills and have the ability to communicate with people on all levels with both technical financial expertise and in a non-financial capacity.
