SCS Swiderski Commits to Multi-Family Project in Niagara
Mosinee, WI – S.C. Swiderski, LLC announced that they have agreed to terms for a developer agreement with the City of Niagara for a multi-family development. The company plans to build 44 market rate apartments. S.C. Swiderski, LLC is a regional leader in real estate development which has over a half billion dollars of residential projects in development.
The apartment site has been named SCS Niagara and will be located on 5.11 acres of land off of Coolidge Avenue and Ford Court. The plans for the site feature four buildings and will offer 6 different floor plans ranging from 900 to 1244 square feet. There will be a mix of two- and three-bedroom apartments. The site will feature two single level 6-unit apartment buildings and two 16 unit two-story apartment buildings. Director of Business Development Jacqui McElroy said, “Our floor plan mix is based on research of the area demographics and demand so we will be offering a variety of options for those seeking maintenance free living.” All homes have private entrances, in-unit laundry and garage parking. Rent rates will include heat, water, garbage, cable and internet.
“We have been working with the City since the beginning of the year on the plans and are happy to bring quality housing with professional service to Niagara. We appreciate the support of the City and their participation in this project,” explained McElroy.
Audrey Fredrick, City of Niagara Administrator/Clerk/Treasurer said, “This is an exciting project for us, and it has already generated a positive response in the city. S.C. Swiderski, LLC has many favorable reviews from other communities, and their marketing and development teams are a pleasure to work with. The project will bring quality housing to our entire area, including the neighboring municipalities on the Michigan side of the state border. We look forward to having additional families in the area patronizing our businesses and enrolling in our school.”
Upon completion, the guaranteed assessed value of the project will be $4,922,372.00
Construction is planned for 2022. S.C. Swiderski Construction will be the general contractor for the project and the apartments will be managed by the property management division of S.C. Swiderski. The company currently has multi-family projects in construction in Waupaca, Shawano, Hortonville, Merrill, Stanley and Oshkosh.

SCS Breaks Ground in Oshkosh for The First Time!
Mosinee, WIS., July 13, 2021 – On July 13th at approximately 11:30 am, SCS, the City of Oshkosh and the Oshkosh Chamber of Commerce held the Groundbreaking Ceremony for the new project. The sun was shining making it a beautiful and successful day for all who were involved. These new apartment homes will be located on 4105 State Rd 91.
This event had great success as the SCS team was joined by numerous individuals who took part in planning this project. The attendees included Rob Kleman, Sr. VP of Economic Development, Tricia Rathermel, Director of Economic Development at Greater Oshkosh Economic Development Corporation, and Gary Eake, the president of G Earl Estate Inc. From the City of Oshkosh, attendees included Mark Lyons, the Planning Services Manager. Also in attendance was Chris Phender, lender from Intercity Bank. From the Oshkosh Chamber of Commerce, CEO, John Casper, Patti Anderson, the Director of Marketing and Leadership, and many ambassadors were at the event as well.
SCS Oshkosh was approved in the fall of 2020 and less than a year later, we are already beginning construction on the site. Tom Woller, head of the SCS Construction Department has appointed outstanding individuals to lead the way of this project. Becky Hansel is the Senior Project Coordinator, Kelsey Beasland is the Project Manager, and the Site Superintendent is Scott Ristow.
The SCS Development, Construction, and Excavation teams have been working very diligently on this new site making this entire process possible. In addition, SCS would also like to recognize the Operations Team which includes COO Nathanael Popp, marketing, and accounting teams. Without all these individuals listed above, this project would not be successful.
Another Merrill Project Underway!
On Tuesday May 25 at 11:30 am, the sun was shining as S.C. Swiderski and the Merrill Area Chamber of Commerce hosted a ceremonial groundbreaking to celebrate the start of construction on SCS’s newest Merrill Project titled SCS Fox Point. This ceremony celebrated the beginning of construction for S.C. Swiderski’s fourth apartment community in the City of Merrill. Located at 1901 E. 14th Street adjacent to Merrill High School. SCS Fox Point will bring quality housing with professional management to the community.
The event had great success as the SCS team was joined by numerous individuals who took part in the planning of the project. The attendees included lenders Fred, PJ, and Cheryl of Paper City Savings Bank with local branches Merrill and Tomahawk Community Bank, Ken, Cheryl and ambassadors from the Merrill Area Chamber of Commerce, Mayor Woellner, and David Johnson, the city administrator.
SCS Fox Point was approved in February 2020 and now, just over a year later, we are beginning construction at the new site. The Development Team at S.C. Swiderski explained that they were awarded the project through the City of Merrill’s RFP process in 2020. The project proposal included two newly designed building styles to create a multi-generational community.
Merrill native Tom Woller is the head of the construction department at SCS and has appointed outstanding individuals to lead the way on the project. Becky Hensel is the Senior Project Coordinator, Amber Keller is named Project Manager, and the Site Superintendent is Scott Ristow. The site is set to complete Spring of 2022.
